A New Affordable Housing Community for Corcoran
Located at the corner of Whitney Avenue and Pickerell Avenue, Lakeview Terrace is a multi-family affordable housing development coming to Corcoran, CA. The project represents a meaningful investment in one of the Central Valley's smaller, often-underserved communities, a city where quality affordable housing makes a real difference for working families. This project will encompass a total of 6 residental buildings, creating a total of 72 affordable housing units for future residents.
What PWD Is Building
Our scope on this project covers the full exterior envelope. From the structural framing that forms the bones of each building, to the DuPont Tyvek weather-resistive barrier, James Hardie fiber cement lap siding and trim, gable boxes, fiber cement soffits, metal flashing, and exterior sealants, PWD is responsible for the complete exterior shell of the development. We're also handling the drywall scope, including metal-framed soffits, dropped ceilings, acoustical caulking, and a level 3 finish ready for paint.
It's the kind of multi-trade scope that plays to our strengths as a Central Valley subcontractor. Our framing and siding crews work in close coordination, keeping the schedule tight and the quality consistent from one building to the next.
Built to Compliance Standards
Lakeview Terrace is a HUD-funded project, which means it carries a full stack of labor compliance requirements, including California Prevailing Wage, Davis-Bacon, AB 2011 high-road labor standards, and HUD Section 3. These aren't new to us. PWD has proven experience working under prevailing wage and federal compliance frameworks across our affordable housing portfolio.
A New Partnership with Perch Construction
This project marks PWD's second partnership with Perch Construction, Inc., a Visalia-based general contractor with a strong presence in Central Valley affordable housing. We're glad to be building alongside a team that shares our standards and our commitment to getting it right.
Construction at Lakeview Terrace is scheduled through early 2027. We're looking forward to seeing this community come to life for the residents of Corcoran.
